Annual Dues and Special Assessments

The annual dues for the Bear Creek Property Owners Association are $995 per Lot per year starting in 2024.

There have been two Special Assessments in the last 10 years.

In 2020 South Fork experienced a 100-year rain event. Many of the existing culverts under the roadways, installed by the original developer, were undersized and failed in this event resulting in significant road damage and washouts of the existing culverts. This event partly depleted the Road Reserve Funds in the Bear Creek budget.

A Special Assessment of $2,500.00 per Lot was assessed in 2021 to replace the funds used for the 100-year rain event so that the roadways within the community could be chip sealed. A significant portion of that work was completed in 2022 and it is still underway.
